Presale Condominium Development

The Client

Mint Nanaimo is a 66 unit condominium development in North Nanaimo, developed and marketed through Layzell Dreger & Associates. Presale developments live or die on early momentum. Before a single unit is move in ready, the marketing site has to do the work of a full sales team.

The Challenge

Selling a building that doesn’t exist yet is a different problem than selling a home. Buyers need to be sold on a lifestyle and a location using renderings, not real photos, and the site needs to capture serious, qualified leads early, since presale interest is often the difference between a strong launch and a slow one. The development also needed to communicate specific, high value details fast: unit count, finishes, walkability, and proximity to schools and amenities.

What We Built

We built a presale marketing site anchored by a video hero and a full gallery of architectural renderings, giving prospective buyers an immersive first impression before any unit was built. A dynamic stats section highlighted the numbers buyers care about most: days of sun per year, total units, and walking distance to the beach and nearby schools.

The centerpiece of the site is a detailed registration form that goes beyond just capturing an email address. It gathers budget range, preferred unit size, and whether the buyer needs a realtor, handing the sales team pre-qualified leads instead of cold contacts. We also built out a dedicated neighborhood page and video page to keep prospective buyers engaged with the location itself, not just the building.
